Mapletree Investments has started construction on a 419,520-sq. ft. industrial facility in Joliet, Illinois, adding another large-scale logistics building to one of the country’s busiest distribution markets.
The project is being built on a 29.36-acre site at 1851 Brandon Rd., formerly known as 1035 W. Laraway Rd., with completion expected in the first quarter of 2027.
The Class A warehouse will be located near the interchange of Interstate 80 and Interstate 55, providing access to the Joliet Intermodal Center, the largest inland port in North America. The center includes Union Pacific and BNSF intermodal terminals and serves as a major hub for freight movement across the region.
The facility is planned to include 40-foot clear heights, 78 dock doors, four drive-in doors, 172 vehicle parking spaces and 97 trailer stalls. The building is also targeting LEED Silver certification.
“This groundbreaking brings another high-quality logistics asset to one of the most established distribution hubs in the country,” said Richard Prokup, chief executive officer of Mapletree’s U.S. operations.
Mapletree owns and manages approximately 9.8 million square feet of industrial space in the Chicago area and more than 60 million square feet of logistics assets across the United States.
The Joliet project is part of Mapletree’s broader industrial development program, which includes several other warehouse projects underway.
In nearby Joliet, the company broke ground in October on a 312,306-sq. ft. warehouse at 3600 Houbolt Rd., also located near the Joliet Intermodal Center.
Mapletree also recently began construction on a 149,100-sq. ft. building at 1360 Schiferl Rd. in Bartlett, known as the Bartlett Commerce Center. The project is adjacent to an existing 400,000-square-foot Mapletree warehouse.
Other recent projects include a 420,262-sq. ft. logistics facility in Tobyhanna, Pennsylvania, and a 250,000-sq, ft, industrial building in Westampton Township, New Jersey.
The company recently completed a 53,995-sq. ft. expansion at 350 Gills Drive in Orlando, Florida, bringing the property to 204,540 sq. ft.. The expanded facility has been leased to Howard Fertilizer & Chemical.
Mapletree said the Joliet development reflects continued demand for modern industrial space in key transportation markets.
