Lennar has broken ground on a 220-home residential community in Eatontown, New Jersey, as redevelopment continues at the former Fort Monmouth military installation.

The Premiere at Monmouth will include 32 single-family homes and 188 townhomes on a site that has been vacant for more than 20 years, according to the homebuilder. Sales are expected to begin in late fall 2026.

The groundbreaking ceremony Wednesday brought together Lennar New Jersey-New York Division leaders, Eatontown Mayor Anthony Talerico Jr. and municipal and community representatives.

The development is part of the broader redevelopment of the 1,226-acre Fort Monmouth property. The site, known as the Howard Commons area, previously provided housing for military families.

“For decades, the Howard Commons area of the former Fort Monmouth provided housing to hundreds of military families. Now, after many years of lying vacant, the Borough of Eatontown is ready to welcome new families to this area,” Talerico said.

“I hope those that move into The Premiere at Monmouth find themselves as welcome in our community as those that have come before them.”

Lennar said the community is about five miles from the Jersey Shore and close to shopping, dining, entertainment and employment opportunities. The location also provides access to NJ Transit service and commuter routes to New York City.

The development is expected to be minutes from the planned Netflix Studios East campus, a 292-acre production facility anticipated to generate jobs and economic activity in the region.

“The Premiere at Monmouth gives Monmouth County families a new place to call home at the center of one of the most exciting redevelopment stories on the Jersey Shore,” said Dana Romano, president of Lennar’s New Jersey-New York Division.

“We are proud to bring this community to Eatontown and to be part of Fort Monmouth’s next chapter.”

Lennar said the homes will include features and finishes through its Everything’s Included program. The company did not disclose home prices or a construction completion timeline.
