Chicago State University launches RFP for University Village 95

Chicago State University (CSU), in partnership with real estate firm CBRE, has launched a Request for Proposals (RFP) for University Village 95, a major mixed-use development on the South Side that will expand student housing and boosting economic growth along the 95th Street Corridor.

The RFP follows CSU’s 2023 Facilities Master Plan and the 95th Street Corridor Development Framework Plan, which identified urgent needs for student housing and retail amenities. A recent housing survey found a waiting list of more than 90 beds and demand for 915 additional beds. Retail studies also highlighted unmet demand for 10,000 square feet of traditional retail and 15,000 square feet of CSU-sponsored commercial space, such as a fitness center and bookstore.

To encourage local involvement, CSU is launching a website to serve as a clearinghouse for local subcontractors, workforce development partners, vendors, and service providers interested in participating in the project.

The two-acre site will accommodate about 232,000 sq. ft. of new construction. The initial phase could deliver up to 528 student beds and 25,000 square feet of retail space, with occupancy targeted for 2027

The 95th Street Corridor serves as a vital connection between Chicago’s South Side neighborhoods and major employment centers. The area has attracted billions in public and private investments, including a $280 million renovation of the 95th Street Red Line station, a $5.75 billion Red Line extension, $56 million in Metra station upgrades, and a $1 billion investment by Advocate Health Care. Nearby economic hubs include the $9 billion Illinois Quantum & Microelectronics Park and the Roseland Medical District.

“This is a generational opportunity to create a vibrant, transit-connected hub that meets the evolving needs of our students and surrounding community,” said CSU President Zaldwaynaka Scott. University Village 95 will be a new front door to our campus and a catalyst for inclusive growth.”

The development is a transformative step in CSU’s commitment to community-focused growth and revitalization of Chicago’s South Side.
