Construction has started on a new industrial development at 4002 S. Princeton Ave. in the city’s historic Stockyards district.
The project, developed by The Missner Group in partnership with Greystar-Thackeray, is expected to be completed by the second quarter of 2026. The site is located near several major transportation routes, including the Dan Ryan Expressway and Interstates 90, 94, and 55.
Plans for the LEED-certified facility include 20 exterior loading docks, two drive-in doors, 36 trailer positions, and parking for more than 200 vehicles. The site qualifies for several city and state tax incentives through its location in Chicago’s Enterprise Zone 2, including exemptions on sales taxes for construction materials and a reduced property tax rate under the city’s Class 6b program for industrial development.
The building is the latest in a series of industrial projects by The Missner Group in the Stockyards, a neighborhood known for its meatpacking history and current role as a logistics and manufacturing hub. Other nearby projects include 3900 S. Normal Ave., a 169,000-sq. ft. facility available for lease, and 1032 W. 43rd St., which houses food distributors and media tenants.
About 27,000 sq. ft. remain available at the 43rd Street property.
