$45 million permit issued for first building in controversial Maryville project

Chicago has issued a $45 million building permit for the first building of the Maryville project at 811 W. Agatite Ave. — a development that Chicagoarchitecture.org reports has been controversial.

Lend Lease (US) Construction is listed as the general contractor for owner Montrose Clarenden Partners LLC. The architect is James M. Plunkard.

The permit says: “Full building permit for a proposed 27 story residential building with 373 dwelling units, ground floor retail, 278 parking spaces, all as per plans.”

Published reports indicate that the other two buildings will be constructed at 4400 and 4401 North Clarendon Ave.

Chicagoarchitecture.org says in the earlier report:

The project by JDL Development and Harlem & Irving Companies has stirred up some controversy in the neighborhood. Some believe that it should contain more “affordable” units, considering the level of homelessness in the area. Others believe the use of TIF funds to finance a luxury project amounts to city-sponsored gentrification.

The developers are also making a $5.7 million payment to the city that will be used to pluck 75 people out of Chicago homeless camps and give them rent subsidies. It’s one of Mayor Rahm Emanuel’s pet projects. Another $4.6 million will go to renovating the Chicago Park District’s Clarendon Park fieldhouse.

The whole project will be built in phases. The first phase, on land owned by Montrose Clarendon Partners, is the large tower, with up to 373 homes. The second phase, on land owned by the Missionary Sisters of the Sacred Heart, can have up to 250. The second phase won’t have any affordable housing.

For the Agatite Ave. building, key subcontractors include: Electrical – Bonus Electric; masonry — Tribco Construction Services; plumbing — Ewing-Doherty Mechanical, Inc.; refrigeration and ventilation —  Advanced Mechanical.
