Developer of $30M downtown hotel submits updated renderings, reveals brands

Sun Development & Management Corp. has submitted new renderings for a downtown hotel project integrated with a historic African-American church, showing design updates.

The $30 million hotel development is slated for construction on the site of the Bethel African Methodist Episcopal Church, the oldest African-American religious institution in Indianapolis. The site is located at 414 W. Vermont St. near Central Canal. It was designed by CSO Architects.

New renderings submitted to the City of Indianapolis shows that the hotel will be a dual-branded business. Flags outside the structure show Hampton Inn and Homewood Suites by international hotel chain Hilton. This is the first time that Sun Development has revealed the hotel’s brands.

The revised design also included an improved storefront along West Street, as well as elevation change. However, building materials remain unchanged.

On Nov. 30, the Regional Center Hearing Examiner has approved design updates for the hotel project. The developer’s petition will next be heard on Dec. 2 during a meeting with the Metropolitan Development Commission.

Aside from the $30 million hotel, Sun Development plans to construct a second hotel building immediately next to it, on a site fronting West St. The second hotel will include three levels of parking spaces and about 10,000 sq. ft. of retail space.

“I think it will be a dynamite development along the canal,” said Sun Development CEO Bharat Patel. “That quadrant of downtown doesn’t have enough hotels.”

Other hotels within the area are the Marriott’s Courtyard at the Capital and Residence Inn, which are both across the canal.

According to Patel, the two hotels will deliver 200 rooms.
