PREMIER Design + Build Group, LLC celebrates groundbreaking of 320,000 sq. ft. distribution facility in Cicero

PREMIER Design + Build Group, LLC and Bridge Development Partners, LLC have celebrated the official groundbreaking of a 323,343 sq. ft. distribution warehouse in Cicero.

Representatives at the Sept. 19 event included the town’s president, Larry Dominick. Also attending were executives from Cornerstone Architects, CBRE, Associated Bank, Swift Structural Design and SpaceCo, Inc.

The western suburb of Cicero borders Chicago and is home to more than 150 factories. While it has long been considered a town dedicated to heavy industrial endeavors, the need for local distribution facilities is clear. And with businesses eyeing the revitalized area, PREMIER Design + Build Group, LLC has stepped in with a state-of-the art solution.

“We’re very proud to have you come to the Town of Cicero,” Dominick said. “Cicero is a magnet for successful businesses that provide thousands of jobs to our residents. I know Bridge Point 290 will be successful and bring in many more manufacturing and warehouse operations that will create new jobs to our town.”

The new facility is being constructed on an 18-acre lot less than one mile from Interstate 290. The site’s size, its proximity to Chicago, close access to transportation and a massive workforce all add great benefit and will make it an in-demand distribution center, a PREMIER spokesperson said.

Demolition of the existing slabs and removal of buried foundations took place prior to the commencement of new construction. Building envelope materials include insulated, load-bearing, precast concrete wall panels, structural steel, glass and glazing and canopies at entryways.

The structure  will feature 50 exterior truck dock positions (expandable to 66), 36’ clear height warehouse space and a 45 mil, fully ballasted, EPDM roofing system. An ESFR fire protection sprinkler system will be installed and 3000 amp, 277/480 volt, 3-phase, 4-wire electrical service will be brought to the building. The parking lot will host 273 parking stalls and 77 trailer stalls.

“We are essentially taking a functionally obsolete site and turning it into an asset,: said PREMIER president Alan Zocher. “The new facility will be a state-of-the-art, 36’ clear height, investment-grade building with the capability of meeting the needs of any number of tenants.

“We are excited to have this opportunity to work with the Town of Cicero,” Zocher said. ” They have been instrumental in moving this project forward. We are grateful for every opportunity to work with Bridge Development Partners, LLC. They are experts at what they do and we are honored to work together with them.”

PREMIER vice-presidents Mark Melone and Julie Pisczcek are overseeing the project, Diana Wolfe is the project manager, Alexandra Jimenez is the assistant project manager and Scott Lebak is the field superintendent.

Cornerstone Architects, Ltd. is providing architectural services, Spaceco Inc. and Swift Structural Design are the civil and structural engineers respectively. George Maragos, Mitch Adams and Nicole Mentone of CBRE are representing the building. The developer is Bridge Development Partners, LLC.
