Steiner files permits for nine-story building in Brooklyn Navy Yard

A nine-story, mixed-use building will rise at 399 Sands St. in the Brooklyn Navy Yard. The site’s developer, Steiner Companies, filed permits Dec. 21 for the mid-rise structure.

Designed by Dattner Architects, the building covers a total area of 412,030 sq.ft. Its first four floors will accommodate 430 parking spaces. Floors five through eight have been planned for light manufacturing, and the ninth floor will serve as office space. The five remaining levels have been reserved for light industrial use.

The 399 Sands property sits next to the New York Police Department’s Brooklyn Tow Pound Facility and currently serves as a parking lot. The facility will remain in place as construction begins. An estimated completion date has not been announced.

The property is also located across the street from Admirals Row, also a development by Steiner Companies, which is under construction. This project will feature the first Wegmans supermarket in New York City. It has been slated deliver 90,000 sq.ft. of retail and 130,000 sq.ft. of light industrial space.

In 2016, Steiner Companies also filed permits for three retail buildings adjacent to the Wegmans supermarket site. The existing structures are currently being restored, with S9 Architecture serving as project designer.

The developer is currently spearheading the redevelopment of the Brooklyn Navy Yard from an industrial park into a multi-building commercial complex that will be opened to the public. The area is located between the Manhattan Bridge and the Williamsburg Bridge.
